Most of our commercial projects are retail-based. We have built substantial expertise in refining an artful planning process which adds more depth and substance to each  project's program. It is important to encourage and orchestrate thoughtful programming and planning, which then optimizes the synergistic advantages derived by mixed use villages. It is also essential to incorporate special events and guest experiences that exceed expectations.

 

A relentless attention to detail and a thoughtful approach to the principles of hospitality and comfort for the patrons and guests of exceptional retail-based destinations, are key elements to the proven success of our projects. We go above and beyond the cliche aesthetic found in many retail and mixed use projects. Marios Savopoulos

Mr. Marios Savopoulos is the founding Principal of the Placemaking Studio, which since March of 2016 is working on several significant retail-based mixed use projects in California, Pennsylvania, Utah and Idaho. The Placemaking Studio is the design architect and planner, working in collaboration with highly reputable executive architect firms who will produce the construction documents for these projects and process them through government agencies. The studio develops conceptual and design services for top commercial retail and mixed-use developers throughout the United States.

 

In addition to the list of projects below from MVE and Perkowitz + Ruth Architects where Mr. Savopoulos was the senior principal in charge, such as the Watermark, The Waterfront, 2nd and PCH in Long Beach, CA, now in collaboration with AO, etc. Mr. Savopoulos is also currently leading the design, in collaboration with Architects Orange, of the conceptual and schematic design phases for the mixed-use retail village at Mountain View Phase II in Riverton, in Salt Lake City, UT, and for a new phase for the Village at Meridian, in Boise ID, for which he designed the previous Phase at P+R Architects. Both are Centercal Properties projects and the executive architect is Architects Orange.

 

Our studio has consistently exhibited award winning leadership in the thoughtful and artful blending of retail, entertainment and mixed-use with office, residential, restaurant and hospitality. Expertise is even more critical today since base retail work is threatened by online competition. Place making experiential destinations that artfully orchestrate these uses are the only way for brick and mortal developments to remain relevant and compete with the challenges from internet sales, and most importantly, provide much needed and timeless value to communities.

To address these challenges, Mr. Savopoulos has developed collaborations with key strategic design firms over the past 32 years and is currently working with some of the top landscape, lighting, graphics and executive architects in the United States, such as Architects Orange, that also specialize in the design of place making, retail based mixed-use urban infill or suburban and TOD villages.

He has brought together a talented group of select sub consultant designers and artist renderers that work together as a highly specialized and seamless team.

Mr. Marios Savopoulos was until March 2016, a principal in charge of retail based mixed use and place making work at MVE and Partners in Irvine, California. He has more than 32 years of experience in the industry. He has spent the three years while at MVE developing and leading the Place Making Studio, to service the needs of clients that he has transitioned to the firm and has cultivated during the previous  two decades. He left MVE in March 2016 to start his own Design and Planning practice.

He is active at the mixed-use councils at ULI and has been a speaker and a panelist at ICSC events with a focus on creating authentic and exciting mixed-use destinations that thoughtfully orchestrate Live, Work and Play programmatic components, into high energy Places that are enriched with great streets and public spaces. His work has received numerous ULI, ICSC, SADI and Golden Nugget awards.

Prior to MVE, Mr. Savopoulos was a Senior Principal at Perkowitz + Ruth Architects for 21 years, where he founded and led the Place Making Studio. He is now the lead designer and principal in charge of several ongoing and new retail-based mixed-use projects, including some of the more current work below, which is now in the design phase at the Place Making Studio:

 

THE WATERMARK

A 960,000 SF Mixed Use Village project in San Diego, CA, for Sudberry Properties. It includes approximately 550,000 SF of restaurants and retail as well as office and hotel components over retail. These are organized in a village configuration around a high energy Central Park space and incorporate personalized and enhanced streetscape and the San Diego Steps, an amenity that is unique to the San Diego area, overlooking concerts and the water feature at the Central Park  .

CIVITA

Conceptual phase, in collaboration with a San Diego Executive Architect, for the Town Center area of the master planned community of CIVITA in the Mission Valley area of San Diego CA for Sudberry Properties. It is approximately a 1,100,000 SF mixed use village with retail, restaurants, a VIP cinema, apartments over retail, a hotel over retail and a Central Park space at its heart.

 

SECOND and PCH

A high end market, restaurant and luxury retail waterfront village. It includes 230,000 SF of GLA and parking structures. For Centercal Properties. In collaboration with Architects Orange.

THE WATERFRONT

The 120-acre first phase of a 300-acre site at the Riverfront in Pittsburgh, Pennsylvania for BIG Shopping Centers, an international developer. It includes the addition of upscale new tenant buildings in key park like locations, the enhancement of existing buildings and the upgrading of a 5,200 Seat Cineplex Odeon to a 1,700 Seat AMC VIP Cinema. Also, the addition of office and apartments over retail. It will feature as a centerpiece of phase I, the addition of a 20-level residential apartment tower over a podium of parking, restaurants and amenities overlooking the Monongahela River.

 

LAVENDER FOREST PARK

A resort village on 3,000 acres in Chongqing, China. The first phase includes a Lavender Museum, a town center village with residential over retail, a Chateaux Clubhouse with luxury residences, a lake side resort, residential component over a restaurant component, a chapel and wedding center, a VIP cinema with entertainment tenants, centered on a plaza

and a children's museum. Phase I is approximately 6,000,000 SF.

 

ECO CITY RETAIL VILLAGES

Two Retail Villages as part of a large mixed-use project in Wuhan China. They are thoughtfully integrated into the overall mixed-use plan to provide great gathering spaces and amenities. Total of 650,000 SF.

REDONDO BEACH WATERFRONT

A 650,000sf  Waterfront Mixed Use Village in the old Pier area of Redondo Beach . Conceptual Planning and Design of the South half portion with Retail Base and a four level Resort/ Business oriented Hotel .

 

CARROLL CANYON MIXED USE VILLAGE

The project includes 350 luxury apartments, a club house, amenities and a 30,000 SF restaurant and retail component facing Scripps Road in Scripps Ranch, San Diego, CA. While a Design Principal at MVE.

 

THE VILLAGE at WOODBRIDGE

A 130,000 SF retail village overlooking the northern lake in Woodbridge, Irvine, CA for Irvine Retail Properties. This is a revitalization of the existing center and it includes the addition of a new market, the demolition of a building and the opening of a park like space with restaurants and new retail that overlooks the lake. It also includes office components upstairs and a plan to renovate the Cinema. While a Design Principal at MVE .

 

BELLA TERRA

The repositioning of the village at the cinema and amphitheater area. The project was awarded to Marios Savopoulos while at MVE after  a design competition between three firms. The selected scheme opens the plaza and adds high end restaurants and patios as well as upgraded outdoor sitting areas. A complete renovation of the building facades is planned. (Also, Bella Terra was originally designed by Marios while a Senoir principal at P+R Architets.)

MIXED USE

 

Meridian Town Center, Meridian, ID

An urban town center project featuring 680,000 square feet of retail, 100,000 square feet of office space and 100 residential units. The large, multi-level project provides a cadence of real streets with strategic massing to create a strong pedestrian scale. A theater and town green enhance opportunities where one can live, work and play.

Station Park Town Center, Farmington, UT

Station Park is a main street-style town center located in a developing region outside of Salt Lake City, Utah. Designed by Marios Savopoulos, the project will consist of over 800,000 square feet of retail and entertainment; a 50,000-square-foot health club, 240,000 square feet of office space and a 120-key hotel. With amenities such as an ice rink and park that serve as a gathering place for the community through all seasons, Station Park offers the finest customer presentation anywhere to be found along the Wasatch Front.

 

Main Street at the Park, Frisco, TX

A 110-acre mixed use community core project integrating office, hotel and residential over retail with a pedestrian network and grand plaza.

High Street, Houston, TX

A 404,000-square-foot mixed-use, urban infill project near the Galleria in Houston, TX. The project contains 59,000 square feet of office over retail; 233 residential units over retail and parking; a seven-level parking structure and 100,000 square feet of retail and restaurants.

North Las Vegas Town Center, North Las Vegas, NV

North Las Vegas Town Center was designed as a vibrant village for the developing region of North Las Vegas. The design combines the dense urban elements of downtown streetscapes within a spacious urban setting connected by a “village center.” The expansive project blends an indoor mall environment with an outdoor series of public spaces and gardens including a highly programmed central park—and consists of 1.3 million square feet for retail and entertainment use; a 16 screen theatre and health club; and 400 residential units located on 70 acres. A dramatic focal point, the “Spanish Steps,” surrounded by fountains, kiosks and an eating area create a playful and elegant central gathering place.

Convention Center District, Portland, OR

Design concept for an urban, lifestyle development located between the Portland Convention Center and Rose Garden Arena. The project includes 200,000 square feet of retail, 500,000 square feet of Class A office space, 450 residential units and a hotel.

Village Court at the Rivers, Oregon City, OR

A community core development featuring 663,000 sf of retail, 38,000 square feet of office and a 135-key hotel.

 

The Watermark, San Diego, CA

A 385,000-square-foot, open-air center that includes 450,000 square feet of office space, including three office buildings with retail at its base. A signature grocer, boutique theater and unique water feature create a special gathering space intended to become the community's new civic plaza.

The Village at Bella Terra, Huntington Beach, CA

The addition of 156,000 sf of high-end retail and 500 housing units to the already existing Bella Terra award-winning mall renovation. This self-contained village will wrap condominiums and apartments around major parking structures to hide them from view, as well as use a series of parks and piazzas to encourage walking and outdoor activities.

Paseos de Santa Fe, Santa Fe, NM

Adaptive-reuse of historic buildings to yield 113,000 square feet of retail and restaurant; 45 fractional owner-ship/ for sale residential units; and three levels of subterranean parking. Residential amenities include a pool, outdoor fire pits and view decks.

CIVITA, San Diego, CA

A mixed-use civic town center for a large residential development in an old rock quarry. The 26-acre site, adjacent to an existing trolley station, is divided into four distinct districts, each with a slightly different scale and character. Total project includes 628 residential units, ranging from three-story live/work lofts to townhouses and flats positioned on three to five floors over retail. It also includes 500,000 square feet of retail, restaurant and entertainment, and a civic park with a lake.

Nyberg Village, Portland Oregon Phases I and II

For Centercal Properties these two Retail Centers are across from one another on either side of the HWY-5 in Nyberg. They are a programmatic Hybrid of Retail / Market / Restaurants and Power Center.

 

The Pavilion at Oceanside, Oceanside, CA

Mixed-use town center for Thomas Enterprises that includes retail, residential, entertainment and office components.

The Washingtonian Center, Gaithersburg, MD

A 900,000-square-foot urban mixed-use center for The Peterson Companies, including a 12-level 500-room Marriott Hotel over retail and restaurants; high-density residential over retail; the retrofit and expansion of an existing entertainment center; and main street, plaza and park enhancements.

 

Bricktown Entertainment Center, Oklahoma City, OK

A 600,000-square-foot downtown mixed-use entertainment center integrating a river walk. Also includes Type V high-density residential over retail and a 90,000-square-foot theater.

Arnott’s Biscuit Factory, Sydney, Australia

A 1.2 million-square-foot mixed-use center for Jagar Properties Group of North Sydney, Australia, that includes retail, offices, residential and entertainment components with overlaps.

 

PLACE MAKING

Bridgeport Village, Portland, OR

A 700,000-square-foot urban lifestyle, retail, office and entertainment center. The award-winning project includes 120,000 square feet of office over retail podium integrated within the two-level component of this place-making project.

University Village, Seattle, WA

Design concept is for a 500,000-square-foot mall renovation of the existing University Village. Redevelopment includes multiple phases intended to enhance the existing center while rejuvenating the surrounding community.

The Lakes at Thousand Oaks, Thousand Oaks, CA

A 55,000-square-foot award-winning lifestyle center featuring restaurants and retail shops as part of a master plan development by Caruso Affiliated.

Waterside Marina del Rey, Marina del Rey, CA

A 130,000-square-foot lifestyle renaissance of an dated retail center for Caruso Affiliated.

Bella Terra, Huntington Beach, CA

A 770,000-square-foot award-winning repositioning of the abandoned Huntington Beach Mall. Features a 20-screen Century Theatre, restaurants, specialty retail, Barnes & Noble Bookstore and other large lifestyle anchors.

Blackhawk Plaza, Danville, CA

A repositioning of an existing lifestyle center anchored by the Blackhawk Automotive Museum. The high-end project was enhanced with outdoor living spaces, extensive lakes modifications, the integration of additional water features, and the incorporation of a high-end specialty market and office building with Anthropologie store at base.

The District at Tustin Legacy, Tustin, CA

On the site of the former Marine Corps Air Station and part of the Tustin Legacy master plan, the development is a state-of-the-art entertainment and retail experience. Thoughtfully planned as the commercial centerpiece of the 1,600-acre master development, it is designed to be an integral gathering place for the community.

Buena Park Downtown, Buena Park, CA

Repositioning and expansion of an existing mall, and the addition of an entertainment district that includes a 91,000-square-foot, 18-screen Krikorian Premiere Theater.

Greenway Plaza, Houston, TX

Urban regional 160,000-square-foot, two-level entertainment center for Edwards Theatres Circuit and TPMC Realty Corporation that includes a food court and restaurants.

A seven-screen theater complex re-created with a spacious lobby and a classic look that reflects Fashion Island’s Italianate architecture.

Pacific’s The Grove Theatres, Los Angeles, CA

A luxurious 70,000-square-foot, 14-screen multiplex motion picture cinema with stadium seating, that serves as

anchor for The Grove retail and entertainment center. This 70,000-square-foot, 16-screen state-of-the-art movie palace destination is a central component of The Americana at Brand urbanist mixed-use project featuring a variety of residential over retail.

Pacific Theatres at the Americana in Glendale, CA

An 18 screen 76,000 sf, luxury multiplex that is the Main Entertainment Anchor centerpiece at the Park, at Caruso's The Americana at Brandt, an award winning Urban Mixed Use Village.

Solano Mall and Edwards Theater, Fairfield, CA

Refurbishing of 124,000-square-foot mall and addition of an award-winning 16-screen Edwards Theatre on top of a retrofitted Best Buy store.

Edwards Richmond Grand Palace, Short Pump Entertainment Center, Richmond, VA

A 22-screen luxury megaplex in a high-end entertainment center with East Coast historic flavor.

The Theaters at the River, Rancho Mirage, CA

Krikorian Buena Park Metroplex 18, Buena Park, CA

A 91,000-square-foot, 5,000-seat, 18-screen metroplex that serves as the centerpiece of Buena Park Downtown, the P+R-designed outdoor entertainment and retail urban village attached to the Buena Park Mall which was simultaneously retrofitted.

Edwards Marketplace Stadium 10, Irvine, CA

A 10-screen stadium theater positioned as the main anchor of the entertainment plaza of Irvine Marketplace. It serves as the centerpiece of an intimate community space.

Edwards Westpark 8, Irvine, CA

An eight-screen, 48,000-square-foot neighborhood cinema.

Edwards Grand Palace Theaters at The Commons, Calabasas, CA

Six-screen opera house-style multiplex cinema with stadium seating, serving as an anchor for The Commons at Calabasas retail and entertainment center.

Edwards Big Newport Cinemas, Newport Beach, CA

The addition of four stadium theaters to this flagship location, as well as the renovation of the existing three screens and the addition of second-level corporate office space. "Big Newport" theater is located adjacent to Fashion Island.

Edwards 21 Megaplex with IMAX 3D, Irvine Spectrum, Irvine, CA

The Western Hemisphere’s largest and highest grossing theater that served as a catalyst to a renaissance of similar projects around the world.

A 123-key select service hotel that combines modern design, smart thinking and creative use of space. The building design includes natural stone or stone-like finishes at its base and on the two vertical stair elements. A sophisticated metal panel and smooth plaster finish compliments the façade composition, along with accent metal trellis “lanterns” placed around the building.

The Florida Resort, Cape Canaveral, FL

Destination hotel, resort and conference center for transient and group guests. The property is comprised of 850 keys, 60,000 square feet of meeting and function space, five food and beverage outlets, three pools, a health spa and fitness center.

 

Hilton, Little Rock, AR

Major repositioning of the hotel, including renovation of public spaces, restaurant/bar and guest rooms. The property is comprised of 290 keys, 10,000 square feet of function space, a business center and various outdoor recreational amenities.

 

San Manuel Village Hampton Inn & Suites, Highland, CA

A 110-key, four-story, Hilton-branded hotel that caters to the business traveler, with potential for extended stay needs. Located within a retail and business center, the hotel include a pool and exercise facility, fireplace and breakfast dining area.

 

Toscana Del Rey, Monterey, CA

A 600-room five-star resort hotel with golf course, lifestyle retail center and residential component over retail.

 

Four Seasons Resort, Aviara, Aviara, CA*

Design of West Guest Wing and Golf Clubhouse for five-star resort. The building is a showcase of authentic Spanish-colonial architecture.

 

Ritz-Carlton, Amelia Island, Barrier Island, FL*

With 449 rooms and suites, this five-star hotel includes 32,000 square feet of function space, six restaurants and lounges; a spa and fitness center and pool facilities. Recreational facilities also include an on-premise 18-hole golf course and nine tennis courts.

 

Ritz-Carlton, Palm Beach, Manalapan, FL*

A 270-key beach front resort with 18,000 square feet of function space, multiple food and beverage outlets, pool facilities and tennis pavilion.

It is also known for its beautiful architecture.  Over the years, there have been several of The Grove LA architects who have graced this popular destination with their vision and work. One of The Grove LA architects who have used their knowledge, vision and high-level historic knowledge and design skills to create key component of The Grove is Marios Savopoulos, who has specifically worked on Pacific’s The Grove Theatres, which is a luxurious 70,000-square-foot, 14-screen multiplex motion picture cinema with stadium seating, that serves as anchor for The Grove retail and entertainment center. This state-of-the-art movie palace destination is a central component of The Americana at Brand urbanist mixed-use project featuring a variety of residential over retail. He also designed select buildings in the project such as an Office component over Retail Building facing the Historic Adobe, etc.
